1. Request-to-book process
Submitting the website form is an enquiry only. BRiX Dunsborough will manually check availability and send a written booking offer containing the complete price, applicable cancellation policy, booking terms, payment options and payment deadline.
BRiX may temporarily hold requested dates while the guest considers or pays the booking offer. A reservation is confirmed only after the required initial payment—either a deposit or the full amount—has cleared and BRiX has issued written confirmation.
2. Price and payment
The complete price and all required payment amounts will be stated before the guest decides to proceed. No GST is charged. No card details are collected through the BRiX website or by email.
A secure payment method may be supplied with the booking offer. If the required payment is not received by the stated deadline, any temporary date hold may be released and the booking offer may lapse.
3. Deposits and balance payments
BRiX may require payment in full or may offer a deposit followed by one or more balance payments. The required deposit, remaining balance and each payment deadline will be stated in the booking offer.
Where a deposit is offered, the reservation is confirmed only after the deposit has cleared and BRiX has issued written confirmation. The remaining balance must be paid by the stated deadline. Failure to pay a balance by its deadline may result in cancellation of the reservation. Any refund or retention of amounts already paid will be determined under the cancellation policy accepted for that booking and applicable Australian consumer law.
4. Maximum occupancy
The maximum occupancy is two guests. The person making the booking must ensure all guests comply with these terms and any property instructions supplied before arrival.
5. Guest responsibilities
Guests must use the property responsibly, keep it reasonably clean, follow lawful directions, respect neighbours and promptly report damage, safety concerns or maintenance issues.
6. Check-in and checkout
Check-in is after 3:00 pm and checkout is before 10:00 am, unless a different arrangement is confirmed in writing. Access instructions will be supplied before arrival after the booking has been confirmed.
7. Parties and events
Parties, functions and unauthorised events are not permitted. The suite is intended for quiet accommodation by the confirmed guests.
8. Smoking and vaping
Smoking and vaping are not permitted inside the guest suite or shared entry foyer. Guests must follow any outdoor smoking directions supplied by BRiX and dispose of smoking materials safely.
9. Pets
Pets are not permitted.
10. Visitors
Visitors are permitted only with prior approval from BRiX. Visitors must not cause the occupancy limit to be exceeded, stay overnight without written approval or disturb neighbours. The booking guest remains responsible for the conduct of approved visitors.
11. Noise and neighbour consideration
Guests must keep noise at a considerate level at all times, particularly during evening and overnight hours, and must comply with applicable local laws and any written property rules.
12. Damage and additional costs
Guests may be responsible for reasonable costs arising from deliberate, reckless or negligent damage, missing items, extraordinary cleaning, unauthorised guests or breaches of the accepted booking terms. BRiX will provide an explanation and supporting information where a charge is sought.
13. Property access
Access is through a shared entry foyer. The guest suite and landscaped courtyard are private for the stay. BRiX may enter the accommodation where reasonably necessary for an emergency, urgent maintenance, safety, legal compliance or another reason permitted by law, taking reasonable steps to minimise disruption.
14. Cancellation
The cancellation policy applicable to the reservation will be supplied or linked with the booking offer before payment and forms part of the terms accepted for that reservation. See the BRiX cancellation policy.
15. Cancellation by BRiX
If BRiX cannot provide the booked accommodation, it will contact the guest as soon as reasonably possible and provide the refund or other remedy required by the accepted terms and applicable law.
16. Events beyond reasonable control
Where circumstances beyond either party’s reasonable control affect the stay, BRiX and the guest should communicate promptly and act reasonably. Any refund, credit, rescheduling or other outcome will depend on the accepted policy and applicable law.
17. Australian consumer rights
Nothing in these terms excludes, restricts or modifies rights or remedies that cannot lawfully be excluded under the Australian Consumer Law or other applicable legislation.
18. Governing law
These terms are governed by the laws of Western Australia, and the parties submit to the courts and tribunals with jurisdiction in Western Australia, subject to applicable consumer rights.
